Is Your Website AI-Searchable? Why It Matters Now
By Kate Paulin · Realtor, Real Estate Broker Associate at eXp Realty
Think about the last time you wanted a recommendation. Maybe you asked ChatGPT which neighborhood fits a family with young kids, or you asked Perplexity what the Longmont market is doing, or you just let Google's AI overview answer for you at the top of the page. You are not alone. More and more people now ask AI assistants for advice instead of clicking through old-style search results, and that changes everything about how buyers and clients find us.
The way people search has already changed
ChatGPT, Claude, Gemini, Perplexity, and the AI overviews built right into Google are becoming the first stop for everyday questions: "Who is a good Realtor in Boulder?", "What is it like to live in Prospect New Town?", "Is Longmont a good place to buy right now?" When someone asks one of those questions, the AI does not show a list of blue links. It reads the websites it trusts, summarizes the best answer, and names its sources. If your website is one of those sources, you get recommended. If it is not, you are invisible to a fast-growing share of buyers and clients, no matter how good your SEO used to be.
This is not a trend that will fade. It is how a whole generation now finds information, and it is how more and more homebuyers will find their next agent. The question is no longer just "does my website show up on Google?" It is "can an AI read my website, understand it, and confidently cite it?"
What makes a website AI-searchable?
AI-searchable websites are built to be understood, not just looked at. They share a few simple qualities:
- Clean structure. Clear headings, logical sections, and pages that answer one question well. AI engines reward websites that are easy to navigate and easy to summarize.
- Clear, honest content. Plain language that states facts directly, with real details and real numbers, instead of vague marketing fluff. If a page says what it means, an AI can quote it with confidence.
- Machine-readable metadata. Structured data behind the scenes that tells AI engines exactly what a page is: a listing, an article, a person, a business, an address. This is the part you never see on screen, and it is the part that makes an AI trust the page enough to recommend it.
Put those three together and you have a website an AI can read, understand, and cite. That is what makes the difference between being recommended and being skipped.
Why this matters for real estate
Real estate is a recommendation business. Buyers do not just search for homes, they search for people and places they can trust. When someone asks an AI assistant "who should I talk to about buying in Longmont?", the AI looks for a website it can verify: a real agent with a real name, a real license, a real property, clear descriptions, and honest details. That is exactly the kind of site I have built for this listing at 2017 100 Year Party Ct #3, and it is the kind of site every agent and business should have.
This website is an example of an AI-ready website. Every page has a clear structure, every listing has real facts and real photos, every article has proper metadata, and the whole site is written so both people and machines can understand it. When an AI is asked about living in Prospect or about this end unit at Boho Lofts, this is a site it can read and trust.
Check your own website
If you are a business owner, an agent, or a professional who depends on being found, the smartest thing you can do this week is find out how your current website ranks with AI. Ask ChatGPT or Perplexity about your business and see if you are mentioned. Then ask about your competitors. The gap, if there is one, is the business you are losing every day.
If your website is not ranking well with AI, do not wait for it to fix itself. Get an AI website now, one that is structured, clear, and machine-readable from day one. The link below walks you through it.

Your website is your first impression
For twenty years, the rule was "make sure you show up on page one of Google." Today the rule is broader: make sure you show up when an AI answers a question about your town, your neighborhood, or your specialty. The buyers are out there asking, and they are asking AI. Make sure your website is the one it answers with.
I would love to hear from you.
